    This thread is mostly for residents / tenants / lodgers, to help those considering becoming a one.

    Anyone can post, but it should be from the point of view of helping those prospective residents / tenants / lodgers in coming to their decision.

    I would be grateful if people could list the costs they are aware of.

    Not all costs are financial, some are a matter of time and others, like stress, are somewhat intangible.

    As things go on, I will edit the second post to try to make a comprehensive list

    Tangible costs:
    Mortgage or rent (Withhold tax if you landlord / agent isn't resident in Ireland).
    Stamp duty and LPT apply to some leases.
    Rental deposit.
    Contents insurance.
    Utilities - phone, internet, Cable TV, bins, electricity, water, gas, etc.
    TV Licence.
    Refuse.
    Block maintenance fees (for apartments and managed developments).
    Parking - on-site parking space or council permit.
    Transport - you need to balance your rent and your transport costs.
    Life insurance / assurance for mortgage.
    Annual gas appliance servicing.
    Periodic inspections of electrical and plumbing systems.
    Cost of repairs for excess wear and tear.
    Moving costs.
    Paying extra rent if there is an overlap between lettings.
    Cost of failure by landlord to cover repairs.


    Intangible costs:
    Time for paying / administering mortgage or rent.
    Time in viewing properties and dealing with lettings.
    Dealing with bad landlords.
    Bad neighbours / co-tenants.
    Landlords who still think your home is theirs.

    for tenants,

    Refuse charges usually €20-€30 per month.

    Phone/broadband €20-€50 per month.

    sky/cable TV basic packages about €30 per month.

    Transport to/from work.
    Does parking cost extra if in apartment complex?
    Utilities costs - gas, electricity, water

    Utilities. Does the LL pay the bin charges and the tenant for the lifts or are they liable for all charges?

    Gas/electric. Tenant should check meters and ensure accurate readings are submitted both moving in as well as move out day. Check in the lease they are liable for thr utilities as I've heard of some LLs keeping hold if the bills.

    Keeping 20% tax if the landlord is not in the country. I doubt many tenants are aware of it.

    PRTB registration? I know it doesn't matter initially to the tenant if the landlord isn't but it shows they are above board.

    Always check out the complete property prior to rental and make sure things work because promises may not materialise as we have seen....
