I am currently renting an apartment in city center, and I just got visited by two guys from bank, they explained everything and well my ex landlord failed to pay out loan and his apartment got taken by bank, they said: "the property will be sold as soon as possible".

I assume this means that my current lease (until october 2014) is void and I may be asked to move out as soon as possible?

Insist on a copy of the relevant court orders. Do not pay rent to the bank / receiver until you are satisfied with their bona fides. Talk to the landlord and ask him to write to you saying the rent should be paid to the receiver.

You might be asked to move, but insist as much you can that you get the appropriate notice period.

The bank might be quite happy to have a sitting tenant while they arrange things. However, it is common for purchasers to insist on vacant possession, although some would also be quite happy to have a sitting tenant while they arrange things

Bank guys said today that all payments should be stopped to previous landlord and if previous landlord tries or insists of coming in, requesting money or anything I should contact Bank/Garda, also they gave me new documents and proof of ownership which states bank which owns it, and people who are (I assume) appointed on this case.

Go and speak to a solicitor or one of the agencies that deal with tenancy matters for free, such as threshold.ie. They will advise you on the correct course of action.

It is inappropriate to seek legal advice from strangers on the internet where they are not accountable for their answers.

I would not pay any money to anyone claiming to be from a bank without them having id
Like passports, and proof of address, and proof of tax residency, as if they're foreign resident you've to withhold tax for the taxman
I'd take down the passport numbers
And ring the bank to get someone there to describe the staff to confirm their identity

When they call with id, just let them wait a while while you carry on with whatever you were doing for a few minutes

You know the bank would do it to you.

Seriously, at least speak to threshold or the prtb or a td, if not a lawyer

I'd also ask the bank what sort of lease is in place now, and start looking for somewhere else pronto
