Question on Property Title

    Was following this thread and decided to check a house I bought with a friend in 2004 on https://www.mypropertytitle.ie/praMap.aspx

    Basically we bought the house in 2004 but its only showing our ownership from March 2010. Why would this be?

    Also in Part 3 - Burdens and Notices of Burdens, what does this mean?

    Charge for €271000 and such other sums as may become payable under the terms of Instrument no.D2010LRXXXXXXX repayable with interest. IRISH LIFE & PERMANENT plc is owner of this charge.

    It means the application to register your ownership wasn't submitted until 2010 and there's a mortgage against the property.
    The mortgage may pre-date your registered ownership?

    Yes the mortgage was taken out on the day of purchase in 2004

    Any reason there would be a six year gap in registering ownership?

    Maybe the Solicitor didn't bother.
    Maybe there was a problem with paperwork/maps.

    I recently submitted applications to land registry on behalf of my parents. They paid €€€€€ to a Solicitor in the 80s to do stuff for them. He had the paperwork but never sent it to Land Registry at all!

    You can get a copy of the application from land registry, but you'll have to pay for it. That might shed some light on the delay. They're very good to deal with. Apparently it's very common for Solicitors to be lax in that regard!!!

    As long as everything is in order i'm not really bothered. We are down as registered owners on the document. I know the solicitor retired a few years ago and passed on his portfolio to another company. Maybe they were tying up loose ends. Was just looking for piece of mind that nothing dodgy happened.
