Flush eaves detail

    Planning a build. Do not want a soffit. Want a flush eaves detail.

    See this link for the detail the architect has designed and the questions I have...

    All help appreciated

    Why not just cut the rafter shorter, bring the regular outside block leaf up another course.

    With that detail you are guaranteed to get cracking externally where the cement board meets block work.

    Most wide cavities use double wall plates these days for cut roofs.

    No! But there should be. I have seen PIR board cut with expanding foam to seal. Is this a good detail?

    Would it make a difference if using a truss roof vs a cut roof?

    In the image below the cavity is closed with PIR. Is that expanding foam of the plantinum bead coming through?

    Would there be a batten either side of the cavity to secure the insulation?

    What fills the gap between the PIR between the rafters and the cavity closer?

    that's MINE !!

    That's expanded foam to seal the cavity ready for bead to be pumped later

    No batten used to support PIR bit it probably was sitting on a wall tie in the top of the cavity

    Filling the gap - we stuffed this junction with rockwool to ensure good thermal protection

    On cutting short your eves - have you done a PHPP - you will need summer shading potentially and the best way of achieving this is to get the right level of overhang
