Buying site with planning and reapplying

    I'm considering buying a site that already has planning permission. However the planning is for a 4000 sq. ft house which is waay bigger than what we want. What are my options? Would I have to reapply for planning permission for a smaller house?

    Yes, you would have to re-apply for planning permission. You have to say that the odds should be pretty good to getting permission (design dependant) if the house is going to be smaller than the one already granted permission.

    First things first talk to the planning office. While they are not allowed to guarantee you planning as it will influence the site value, you will get a strong indication from a pre-planning meeting with them. My planner said "look at what was granted on similar sites in the area." Also the planner will highlight potential restrictions like housing need in the area. You may need permission from the vendor to have this pre-planning meeting. Bring along a local professional familiar with planning permission in the area.

    Thanks for the feedback. I'm will contact the planning office tomorrow. I'm hoping housing need isn't an issue as I do not meet the criteria. I'm also wondering if I can make an offer subject to planning being granted considering it already has planning. Not sure if the seller would be keen on that.
