single story extension under 40 m2

    There is one point on this I would like clarified if you can.

    Terraced house and looking to build on an extension under the 40 m2 rule ( so the new building regs won't affect this either way ), the width of the proposed extension would be just under 5 mtrs, am I allowed to take the length back up to 8 mtrs ( allowing enough garden space within the regs, etc ) or is there a rule stating the extension can't go back further than 16 feet ( 4.8 mtrs ) ?

    I am getting conflicting opinions on this and would be grateful for clarification.

    No...there is no limitation to the length of the extension as long as you maintain a min. 25.0 m.sq. of garden (private open space).

    Just a wee question i hve myself concerning the 40sqm extension. A family member applied for planning for an extention and new septic tank area, was approved but he actually build a bigger extentsion. Think he built it 40sm bigger. Its in rural ireland and no one ever will object to it. Just wondering will they be ok or will they have to apply for new planning for the extra space.

    Apply for Retention for the increased area.

    @ newbie...if you are asking is the additional 40.0m.sq. in anyway exempt...it is not.

    Why is it not, so if it where built before the planning for the extension, it would have been ok but its not now

    So it will be easy for any certifier to determine that the "extra" 40m2 was built with or perhaps after the extension - without permission.

    Its small 3 roomed cottage, they applied for planning for a new extension just bigger than what was already there(small room attached to the back corner) but ended up building it right across the back of the cottage. Id say the extra bit wouldnt even be 40sq m. They should have went for the extra planning but didnt because they couldnt afford it.

    Fast forward a year or 2 later and when building it, they had the money to extend it right across the back of the house so they could gain an extra bedroom and bathroom and what was in the plans, now is a kitchen.

    TBH, they wont even apply for retention because where it is, no one will ever know or complain about it. When their kids sell it (thats if they ever do) in a few decades, they will have to sort out the paper work to make that extra part legal.
