Under sink heater V's Instantanious water heater

I'm finishing off an apartment that has been plumbed for an under sink heater, it will be heating water for the kitchen sink and a bathroom sink. I'm wondering if an instantaneous water heater would be a better option? What about instantaneous hot taps instead? Could anyone advise the pros and cons of each system? Thanks :)
