    hello Folks,

anyone have an idea what 12 acres in east galway is worth? The fences are not great but it has water. Its good land and is grazed every year although its probably time to till and reseed it again. It was last done 20 yrs ago. It has about an acre of brush land.
Also, if letting it on a 3 year lease, is it normal to pay all up front or is it paid every year.

    Thanks a lot,

    john

200 an acre give or take depending on if ya get clients
Fences could slow guys down unless long-term lease
norm here is twice a yr for payment on 11 months
    or yearly on longer lease
Did lease land once with up front payment for 5 yrs but got good reduction for doing it

it would want to be good land to get 200 an acre. A good tenant who pays and 120-150 wouldnt be out of the way. Are any of you lads paying 200 for grazing on old pasture and if so how are you making it work? im not including tillage ground here.

12 ac of old pasture with bad fences, and an acre of brush. a thousand wouldnt be too far out on its value

Agreed, i was thinking about 12 to 1400 for that type of ground, think of the fencing and the fertilizer you'll be putting into it to try and drive the grass, i rented 10 acres before of what I thought was good ground but it had been overgrazd for too long, and never gave me the return I put into it
