Converting existing dwelling into 2 dwellings incl garage conversion

    Hi everyone
    I have a strong suspicion that this is an entirely unrealistic plan, but my wife and mother in law have come up with the idea and I want to know how practical it would be

    Basically, My mother in law lives in a large house that used to be a B&B but is now too big for her. She has offered us part of the house to convert into a family home for us and our 3 children.

    Her house was originally a 3 bedroom house built in the 50s, then an extension was added on with 3 more bedrooms in the 1980s.(turning the older part of the house into the B&B section). At the same time as the extension, a medium sized garage was built adjacent but not attached to the extension. (I don't have the exact measurements but i think it's just under 40 square metres)


    She has offered us the extension part of the house minus one bedroom and the garage to convert into a seperate dwelling.

    So basically, we would be getting a 40 square metre garage, two bedrooms and a small bathroom (which would need to be demolished) to convert into a 3 bedroom semi-detached bungalow.


    As far as I can tell, at the minimum, the work that needs to be done is:

    Convert the garage into a sittingroom/kitchen (we're thinking open plan)

    Connect the garage to the extension.

    Build a new extension to the back of the existing extension (there is some groundwork required for this as there is a hill that would need to be leveled) which will hold the new bathroom and a third bedroom

    Re-plumb both heating systems to create two seperate heating systems this would require at least one new boiler.

    A new sewage connection

    There would also be some internal work to be done on the extension to make space for the new bathroom so some walls would need to be moved.

    My wife is thinking that this could all be done for cheap because it's 'just a small extension and connecting the garage to the house'

    She also thinks that because the garage is already built, that it wouldn't cost much to convert it into a living space.

    I think she is being very optimistic and I couldn't see this work being completed for less than 100k to any decent standard?

    Does anyone have any opinions on roughly how much this would cost?
