Price per meter squared for extensions and new builds

    Any of you guys know what the current price per square meter or ft squared for an extension is. also a new build?

    Apart from those is there a way of working out what to charge for attic conversions per square ft or is it just price materials + labour etc.

    Sorry if these are vague questions but ive heard all sorts of things about per yard squared/cubed etc and im looking for the norm/ average

    I got €220 per m2 for an extension recently. If the client had wanted gold taps and a retractable roof she would have got it too if they were willing to pay enough. On the other hand another job coming up is at €85 per m2 so I'll let you figure it out for yourself after that

    well have you ever heard that prices may fluctuate
    due to inflation or demand of commodity.

    Well thank you for you most helpfull imput. Going fair rate for standard build no frills is what im going for. Mainly so I can compete in the market sustainably. Maybe you could take your sarcasm and stick it you absolute tool.

    We all go for a pint on a Thursday night, and decide among ourselves who will quote what price

    another how long is a piece of string question. No location, No specification, no ground conditions, no standard of finish, slate v tile, porcelan v ceramic, walnut v pine, cash and carry v kube etc etc etc.

    there is simply no other way of pricing something other than adding up the labour and materials. Any other way is simply dartboard stuff.

    Yes.

    Hire a QS to to price your tender bids.
    And prepare your progress claims.
    And for wise counsel when you encounter situations you will find difficult with clients , architects , engineers , suppliers , subbies the tax man etc etc.

    I wasnt asking so i could price jobs from what ive heard on the net, Im a carpenter in the trade 12 years and Im looking at trying to startup in building now too. As for my response to yourself....I believe I treated your answer with the same level of respect as you treated my question

    Im not a builder, Im a Carpenter looking to start building. As fort those government contracts......I cannot tender for them yet and probably wont be able to for the coming years. My idea was to bid on tenders and use my contacts who are more than capable.

    As for pricing jobs, I can price jobs but havnt yet got the confidence to price up larger scale stuff

    fair enough, obviously my question was fairly stupid as Im new to this stuff. Everyone has to start somewhere!! when it comes to becoming a builder I believe im taking the necessary ones to become a good one via courses experience correct qualifications etc.

    To attempt to put this thread back in the spirit it probably set out as.
    @Megathron!! I would wish you the best of luck, in setting up a new venture, from your posts you seem to be doing all the research, correctly, VAT, tax, safety statements, Insurance ,etc

    Your post requesting a figure per sq ft. For extension, drew the customary sigh from the regulars, as it's often a prospective householder who requests a price, without giving details of size, site conditions, finish etc.

    I appreciate you are trying to get a ball park figure in your head, but it doesn't work like that.

    In my case, I take all the inputs, materials, labour etc, add a reasonable Margin, VAT etc, to produce a price.

    Then I take a hard look at the figures, and say, OK, if I am pushed on price, how can I reduce my profit without compromising the quality of the structure.

    Often you will be asked to drop the VAT, I.e a cash job
    Now 20k cash job is useless to me, I have to claim back all the VAT on my purchases, and pay labour through the books, but if I can build say 10% into my price to discount later and " pretend" it's a cash price, the customer may bite, and it all goes through my books.

    As for my initial response to the original post, I believe I treated it with the same level of respect as it deserved. You just didn't like the answer you got.
