What do you need in order to build a small porch?

If the house is part of a terrace, is this possible as it would change the front of the building? What planning permissions are required, and what rules are there for building a porch like this? Also, is there any rough price idea of how much something like this would cost?

S.I. No. 600/2001 - Planning and Development Regulations, 2001

CLASS 7


The construction or erection of a porch outside any external door of a house.
1. Any such structure shall be situated not less than 2 metres from any road.
2. The floor area of any such structure shall not exceed 2 square metres.
3. The height of any such structure shall not exceed, in the case of a structure with a tiled or slated pitched roof, 4 metres or, in any other case, 3 metres.

Subject to site location, planning history and particulars, you can build a porch without planning permission, as long its complies with the above. A front porch within these limits is the only type of development allowed to extend beyond the front wall of the building (the building line) and still remain exempted.

though if i was you, id find out who the local planner is and send the pictures you've attached and a picture of your house and ask there opinion.


price would be anywhere between 3/6k+ depending on finishes/quality (visual and insulation properties) of materials: walls/ windows/ roof/ floor / tiles electrics etc etc
