    Does a site gain any value when there is an old, existing dwelling situated on it??

    The dwelling would need complete renovation, but it does have electricity & its own well...roughly how much would this add if any??

    Or would the price only take account of the land its situated on

    Depending on location it may,having an old dwelling on site in certain counties can improve your chances of obtaining planning especially for those that do not meet the local needs criteria.

    Location and size will play a massive part on it. Having water and power in situ will make it more valuable.
