Advice - extensive cottage renovation & extend

    Hi folks,

    I am currently in the early stages of purchasing a derelict council cottage on a 1 acre site. It is typical of the type dotted all over the country. Kitchen in the middle and a bedroom at either end and an outhouse at the rear. It's quiet old so probably some mish mash of stone construction. It has a poor effort of a toilet / bathroom added on at the rear. I chose it because I would have found it impossible to get planning permission for a new build. My plan is to extensively gut and renovate. I would imagine there will be very little of the original building left. I intend extending the building by 40 sq metres meaning I would hopefully not require planning permission. Going to plan I would finish with a small house around 1000 sq feet in size insulated to as high a level as my budget or the build allows.

    Here is where I need the advice as I have no experience in this area. What trades/or professionals do I need to engage with and in what order?

    Also, there is a septic tank present. If this needs upgrading or if I wish to move its location do I need permission for this?

    If I need a well drilled again do I need permission?

    Any other general advice is welcome. Once I'm pointing in the right direction I will be happier doing my own research.

    derelict council cottage.... there is a septic tank present. If this needs upgrading or if I wish to move its location do I need permission for this?
    99% sure you'll need planning - though you could contact the seller and tell them you want the waste treatment sorted/legal prior to sale

    I would also recommend getting an architect or engineer involved as a lot of these type cottages have little or no foundations in them.
