    Hi All,
Just wondering if anyone has went with a polished concrete floor finish within their main living area. what their thoughts were on it? does it cost much...what would it cost compared to say a tiled floor.

    Thanks,

more than standard tilling and requires superior attention to detail - it can look great IMO but requires clear vison & considerations of design strategy beyond the floor. think: skirting, wall finishes, rads, thresholds, kitchen, door saddles, junctions to other areas, movement joints, sealing it, type of aggregate etc

I got quoted for a large kitchen/dining area but it was prohibitively expensive based on two quotes received.

Tiles + Tiler came in about half the price.

tell us more, what were the quotes?
and at what stage did you consider the floor finishes in your overall design?

Sorry - I knew my post was vague but I'm at work and this was just before the beginning of our build (Oct, 12) when we started pricing floor finishes.

The room is approx 45 sq metres and the quotes came in about 4.5 to 5 thousand to polish and finish iirc. Underfloor heating throughout so no consideration was required for rads.

Our tiles and tiling cost about 7k all in for 120sq metres including bathroom walls etc. I remember weighing up the options at the time and concluding it was about half the price based on tiles we had priced so this made my decision for me.

There was also the fact that it was very difficult to see the finished product in a residential environment. One supplier told us we could view it in his own house in Waterford but being in Louth that was too much of a trek. Otherwise the only places we could easily see it were in a commercial or even industrial environment which IMO wouldn't have done it much justice. There was only so much to go on on Google too.

Thanks, I'm surprised by that. I honestly thought it might have been a cheaper option than a tile/tiler option.

Well a lot can change in a year (especially in the building trade) so by all means price around the various different options.

The thing about tiles is that you can spend 20 quid a square metre or 100 quid a square meter so really until you pick a tile you can't say which is the cheapest option.

EDIT - Found one of the quotes in my mail:
    Estimated Area – 40.5sqm approx.

Work to include up to 3 stage grinding with the addition of a densifier and up to 5 stage polishing with

the addition of a sealer when completed.

    HTC Superfloor Cost - €3,500.00

    • Above price is subject to VAT @ 13.5%

    • Above price is subject to viewing & final measurement.

    • Quotation valid for 90 days.

    • Concrete to be finished to a SR1 level and power floated.

    • If grouting is required this will incur extra costs.

    • Payment Terms: 50% on order and other remaining monies to be paid when our works are complete.

    • It is a requirement that [REDACTED] are a nominated sub-contractor within the main contract.

So €3,500 + VAT = €3,972. Works out around 100 euro per sq metre. My tiling came to ~€58/sq mt.
