Using 'PAYE anytime' to record rental income

Just wondering if anyone out there uses the above instead of forwarding a 'form 12' to revenue. I have been told by revenue that its ok to record rental income below €3,175 using Paye anytime for Paye people. I'm a 'one rental property' landlord who has been making a loss for the past 5 years taking onto account all the legit expenses vs the rental income received. Am I leaving my self open to fines etc if I rely on Paye anytime as means of recording my rental losses?? Should I have used/use form 12?

Complicated query maybe but would be interested to know if other 'one property only' landlords use 'paye anytime' as means of recording rental income and is it a valid method.
