    I am currently looking to purchase a site in order to build a house at some point in time, and have come across some farmland that is for sale in my local area.

    I'm wondering is it too much of a gamble to take in bidding on/purchasing this, and then not get planning permission on it and then i'm stuck with a field:eek:

    what options have I got?? Or what is my best way forward?

    Would it delay the selling process too much to look for outline planning before I offer anything...the seller may not be agreeable in hanging around on a sale subject to planning...

    are there any key factors which would mean this field would not get planning permission granted?

    It will depend on the zoning in the local development plan, you can check the planning history in the local area most councils have their planning applications online these days and you should be able to see if there were any refusals in the general area that you are in - and the reasons for the refusals. Alternatively you can talk to the local planning authority - they should be able to give you an indication of their requirements in a pre-planning meeting informally. Hope this helps.
