0.5 acre site with 3 roomed old building.

    Have recently got to know this old lady who lives close by tp us who lives on her own and she owns some land and also an old 3roomed cottage sitting on a great site but the site this cottage is on is only 0.5 acre. After chatting to her about it and seeing as shes told us its no use to her, she told my wife she would be happy with 10k for it if we wanted to buy it.

    If we were to buy it, is it possible still to get planning on sites of this size. I know this used to be the standerd size site but has changef to 0.75acre in revent years. . Im wondering, seeing as theres allready a house on it, is it still possibly that planners approve a new house because of the fact that the house is there or does it have to be sitting on thr 0.75 acre.

    You will need to talk to the planners. Came across a case a number of years ago that the planners insisted that extra land be acquired to meet the development plan minimum site size. You will be needing a replacement waste water treatment unit which could be the deciding factor, ground conditions etc. and then there's satisfying the housing need requirements of the development plan .

    we got planning last year and the sq footage of the house had to be 1/10th the size of the site. so if same applies in your area you could get a house just under 2200 sq ft on it
