    Layman filling in planning application form here.

    Does the following sound ok under "Description of proposed development"

    ======
    Total renovation of house (currently uninhabitable).
    Removal of existing ground floor extension (pantry & attached WC (both derelict)).

    Construction of extension, consisting of kitchen (ground floor) and bedroom and bathroom (upstairs).
    In existing ground floor area, replace staircase, and construction of WC.
    ======

    ring your local council ask for the 'validation officer' in the planning department

    you need to do a site assessment prior to submitting, see list of engs on local council website

    It's an existing townhouse, so I'll use the existing connection to the water/sewage system.
    Existing extension is tiny; my guess is it didn't have planning in the first place.

    Planning forms just mention 6 of everything - no mention of site assessment.
    Is that really something I would need?

    1. you left that out of your early post
    2. you are demolishing, therefore you tell the planners
    3. not needed its a rural thing
    don't forget to tick both demolition and new extension on the application form & check fees for demolition

    Just found out from the planning guidelines that I only need to apply for demolition planning if the area is over 40 sqm, which it isn't in my case thankfully.

    Learning something new every day here.
