building surveyor

    hi guys just need a little advice...
    currently in process of buying cottage...
    it does need some work that i can see by looking at it..
    my question is what should i expect from a surveyor..
    can he tell me about the condition of septic tank..
    and also the condition of the well...
    what else should i expect from him???

    and anyone out there who has used a surveyor as part of purchasing building that needs work and modernisation???

    In short, a surveyor should be able to provide you with information on all of those. If you have specific areas you are concerned about, you should flag these prior to the inspection being carried out. If you plan to do works to the property it might be wise to discuss these proposals at that stage as well. The well may need additional inspection by a specialist in that area. Someone carrying out an inspection will do so on the basis of evidence found during the inspection only.

    what are your asking? this is what a_building_surveyor does

    Will a surveyor design and specify your renovation and modernisation? imho not really. Id recommend you approach an architect/ arch tech with experience of this type of works -preferably with an understanding of not only how to improve a BER but also how to avoid moisture/mould/ dampness issues associated with an old cottage (I'm assuming its old:)) - depending on the level of attention/renovation required this might be just an outline specification, that will allow several builders to price from, but detailed enough to allow you to compare prices.
