Planning Rermission Retention Questions

    Can anyone advise me on the requirements for applying for planning permission on an extension and conservatory built 20 years ago.

    My dad built an extension on to our home in the late 80's. We originally had a flat roofed double garage attached to the house and he built further out the back of it and roofed it and made three (dormer) rooms in the roof space. He also built a conservatory at the other side of the house, at the rear.

    I have a City & Guilds Structural Draughtsmanship qualification and actually done the plans/drawings for it at the time. My dad died 13 years ago and it only recently transpired that there was no PP for the extension and conservatory. I went searching through my dads workshop and found my drawings for the extension/conservatory (done in ink on an A1 tracing paper, none of that fancy CAD!) Will these drawings suffice, do they need to be certified by an architect? Would an architect certify someone elses drawings?

    What else is needed?

    Why do you want pp at this stage? The period during which an enforcement can be imposed has long passed.

    Coco's differ on what they require for pp. A list will usually be on their web site. Usually you will need plans, elevations and sections existing and proposed. Site layout plan. Contiguous elevations. Site location maps. Copy of site notice and newspaper notice. Planning app form. Planning fee(for retention). The number of copies of the above may vary according to the coco.

    Its not that I want PP, my mum still lives in the house and is elderly and is worried about it since finding out. You say that its outside the period during which enforcement can be imposed, how is that period determined? The extension was built in the late 80's but how does anyone prove it? Its clear that its not a new extension (same goes for the conservatory) by looking at it.

    The house will be left to myself and my brother/sisters and we'll probably end up selling it as we all have our own houses so will the fact that the extension doesnt have PP not cause complications?

    If you are selling the house it may be best to just get the retention at some stage. Even though it shouldn't be a problem really, it may put some buyers off. You wouldn't need an architect to draw the building or sign off on it for planning retention purposes. Might be worth having a pre planning meeting with your LA if you are unsure. They should be helpful enough in telling you what to include on the drawings.

    The enforcement period is 7 years. So as you say, the extension won't look new in the least and I'd imagine that the council's enforcement section won't bother attempting to prove otherwise.

    Thank you all, that should put her mind at ease. I think we'll still look for retention on it just to save any future problems/complications. I'll ring the LA tomorrow and see what they require but i think my drawings are complete as they were done inorder to apply for PP and include all the necessary views, measurements and detailing.

    Then you can lodge them, but remember you need 6 copies of everything, so you must ensure your copies are to scale too and meet the Dept. of Environment standards with regards to scale, and details required.
