Max Mortgage amount - are banks offering less than they were earlier in the year?

Hi, BOI - Got mortgage approved in Feb for up to 245. This has now lapsed as a sale fell through. I asked recently and was told the max for us was now 208 subject to re examining our ap. Are all banks tightening up lending for FTB or is it just BOI? Thanks. Interested in peoples experiences lately.
