Leak in a new house

    Hi All,

    I have recently built a new house and I have a small leak which I am naturally concerned about.

    Firstly I should say this has been here since the blocks and hollocore were built. I questioned it many times and was told that it was water seeping from the hollocore. It did dry up for a while but now the house is complete the leak has returned. I don't believe it is related to any of the plumbing as it was present before any of that started in the house.

    My hollocore was installed approximately last November. Is it possible it is still drying out? Is it possible having the heat on in the house it has drawn water out of the hollocore? I don't know how to go about trying to find the source. I'm going to get the builder to investigate the roof and chimney etc. There is a chimney in the adjoining room. I should also note that there doesn't appear to be any leak upstairs directly over the area of concern or anywhere that I can actually see.

    Any suggestions on how to find the source?

    have you looked at the chimney tray in the attic or the lead work at the chimney roof level? if your being ignored by your builder why not get a third party opinion

    is it happening when its raining??. Its a leak. its nothing to do with drying out at this stage.

    do you have any Plumbing running through the Hollow Core or laid in a Screed on Top of the Hollow Core.
    Now that there is a drop of Rain falling you should check out the Attic thoroughly yourself.
    I would also put your concerns in writing to your Architect, Engineer and Builder. Pointing out that you as the Customer and lay person are presently holding them all responsible and expect one or all to rectify the situation to your satisfaction. I'd also withhold all further payments until the issue is resolved.
    If that doesn't get the issue resolved then as Bryan F suggested, get another Engineer Surveyor to carry out an inspection. Preferably someone from a big city who will be totally independent and won't know any of the parties involved.
