Options for getting planning on extension.

    Hi,
    Looking for some advice. We are planning a fairly straightforward 2nd story extension over existing 1st floor study and to the rear of the house behind the study.

    Overall extension size is about 650 sq /ft.

    We have engaged with an architect and are happy with the final design.

    We brought in a QS to determine estimated build costs based on design before proceeding to planning.

    We thought we were engaging architect on a fixed cost, however we have received an higher architects quote based on QS estimate. Architect appears to be working off a percentage of overall project cost.

    I'm not impressed with architect requesting larger fees, as this is a small project and the fees to get to get past planning stage seem excessive.

    What are the options for proceeding to planing stage without an architect?
    Can I engage an architectural technician or draftsman to draft plans to submit for planning?
    What are the approximate fees I should expect to pay for plans?

    Any advice appreciated.

    First talk to you architect about this. Let him/her know the score from your point of view. What formal fee agreement exists? If you cant agree a way forward then seek to foramally sever from yoyr architect and settle your account. Only then seej others to move forward.

    Did the architect send you a fee proposal at the outset and/or what was agreed initially?

    Generally agree with sinnerboy's comments above.
