Approx Cost of Extension

    Hi all, we are looking to do an extension on an existing property and have got a build quote in the region of 54k to do the following.

    - Knock kitchen and toilet area at the back of the house
    - Build a new hotpress area and toilet roughly the same area as current build which would be about 8 metres squared. (Very small kitchen currently in place)
    - Build a new extension leading from this 29 metres squared which would incorporate the kitchen and dining area.
    - So in total extension would be around 34 metres squares of new build using about 3 or 4 metres squared of original building.
    - The main extra costs would the inclusion of 9 large glass panels at the garden side of the house and 2 patio doors
    - Another cost would be one RSJ parallel with the house and one RSJ down the line where the glass panels will be in place.
    - The roof would be suitable to hold a possible extension on top in future.

    Does 54k sound reasonable for this build?

    From what ive read and heard. This sounds like a decent price - does it incl VAT? I'm looking to do a similar job , so could you PM me the details of the person who quoted please?

    Also was the cost based on actuarial plans?

    I intend getting 3 quotes. You should too, ask to look at their other work (site visit not photos).

    It depends on what is included in the figure, does it include any of the finishes, what level of insulation is been provided, does it include the external windows and doors, internal joinery? etc etc

    Without knowing what is included and what is excluded it is impossible to confirm if it is good or not
