    hey everyone, just a quick query, my boyfriend has been renting silage ground (bout 20 acres) for a few years now from a guy. the land is bout 7 miles away. its great ground and he gets the maps for it. he rents it on a year to year basis.
    there is bout 3 acres of this all mounds of old top soil, briars and weeds. its very rough. the landowner who is bout 70, wants him to clear the ground and reseed it. this will cost my boyfriend bout 1000 euro but he said he will only do it if he can lease it for 5 years. the landowner verbally agreed to this.
    But I'm worried this verbal agreement isn't enough, I tink it shud be a written contract. especially when I heard tat the land is actually in his daughters name and she is tinking of selling it some time in the future. wats to stop her putting it up for sale next year as soon as the job is done.
    could we write out a contact and ask him to sign it. any advice?

    Yep,make sure you get the contract plus long term lease,if he wants you to reseed,else reseed but get him to pay

    1000 isnt massive over 20 acres. if he has had it like you say for the last no. of years and the farmer has been alright with him, then theres no reason not to trust him.

    And the daughter! People can be VERY funny when property involved.What happens if the seventy year old suddenly dies.Contract all theway

    Is there any point getting the old man to sign anything if its in the daughters name ?
    Why does he want it seeded and leveled now ? I would try and get him to at least pay for the fert and seed ( or knock money off the rent )
    I wouldnt fall out with them but wouldnt be a fool for them either .

    +1 what are you paying for it anyway,might cost you alot more to get ground somewhere else

    Its not about trust.My neighbour was renting land of a man for a long time ,verbal agreement. The man died suddenly and that was that.The spring came around and he though that everything would be the same,went up to the mans wife to pay,and she tells him that an auctioneer came to her and told her he would get a lot more money for her,so she gave it to the auctioneer. Auctioneer tried to bluff my neighbour but he did not deal,so auctioneer gave it to someone for just a small bit more than what my neighbour was given.The new tenant has the place basically ruined.The woman now knows she made a mistake.Contract would have prevented all this.DO NOT do reseeding on a one year lease,unless as op said the owner pays for the work
