Building an extension

    I am thinking of building an extension to the house, I want to add a further 2 bedrooms with one ensuite and a separate family bathroom.

    In regard to trying to figure a rough cost would I apply say €75 per sq ft as you would when building a new house or would that figure be less due to being an extension or more?

    Also if I was to consider converting the roof space do I factor the per sq ft price as a guide?

    Usually a lot more because of:

    Economies of scale being lost
    Access issues
    unknowns with any existing house
    more site specific problem solving than ' off the shelf' solutions.

    I was kind of thinking as much, how would you suggest I try get a rough cost to see if its viable before I get to far into the process and find that out?

    Would an architect be able to give a rough price or a builder?

    Both, and add on 10% ;)

    Of course, the prices will be related to the design and spec.

    Both actually...

    Looking at putting an extension on my own house and the loft conversion on an old house I also own which is in need of repair...

    Have you anything else helpful to add?

    Price depends completly on layout, specification of finishes, end use, structural works etc etc. extensions like most other builds cannot be priced on a per m2 or ft2 price as there are so many variables.

    Get a qs to visit you property and put a figure on it base on an indicative layout
