Land Certificate

    Just looking at a Land Registry Certificate dated 2004, where the land is described as containing 24.0264 ha, giving the Folio number and saying the area is edged in red. My calculations how the area to be just over 19 ha.
    Is this type of error common or how would it occur?
    (I've added all field areas, converted to ha and double checked):confused:

    Land Registry records show title. Updated folios and filed plans (maps) may be got from the Land Registry.

    Land Registry maps are not conclusive evidence of boundaries. The boundaries may not be accurate. Therefore, measurements based on them may not be accurate.

    After the Land Registry electronic mapping project, many boundaries have been changed on the maps, often incorrectly.

    Land area is often measured by engineers or land surveyors.

    If land is subdivided, the Land Registry takes the measurement of the new subdivision from the land transfer map. If the map does not show the area of the land to be transferred, the solicitor who applies for registration may be asked to furnish the information. Ideally, he would get this information from the engineer who prepared the land transfer map. If the wrong information is given to the land registry, the record will be wrong, unless the land registry staff pick up on an obvious error.

    Mistakes happen.
