Want sell and upsize and if we are lucky enough to sell will probably break even, looking to take out another 250 or so to buy bigger house, question is where do you go to get a mortgage as ebs won't give me a thirty year term as husband is 40 and don't fancy a huge monthly repayment. Also better to sell and buy or would lenders let us keep our current place? As in 19 years will be paid off and could be then offset against mortgage? Is a broker worth the 500 odd they look for?

Not all brokers charge a fee of €500 or indeed any fee. Some lenders allow you to borrow up to age 65 while others allow you to borrow up to age 70. A mortgage Broker will know the credit policy and criteria for each lender and also the best rates etc.
Is your existing property in negative equity?

Thanks should be able to break even I hope or thereabouts. Getting 24 years with own mortgage company and repayments affordable so might go with them
