Interlocking roof tiles

    My extension roof is fine but a couple of times a year the water gets in maybe because of the wind blowing a certain way !? Anyway when you walk accross roof you can feel movement under feet .. A few corners of the tiles broke when sat tv guy called last year ... I reckoned that the bit of movement under foot , that if you stood on the corner of the tile it would break whereas if the tile was more firlmly in place with no movement tile may not break as easy !?? Anyhow I have two velux windows and the tiles were sitting along the lip of the velux .... frane ....water run off.
    After looking at every possible avenue where water might come in I decided it was along the velux some place ... In the kitchen 2water tended to leak from the end of the velux .... So I ..... Cemented in the gaps all along the velux keeping away from the water run off so not to interfere with it ... I then got tile sealant and covered over the cement each side long ways of velux ... I then covered the sealant with couple coats of bituminous paint! I am now happy that the water if it was coming in through the open area between tiles and velux ... It's well sealed ! See pics ... I wondered have I created any ventilation issues tho ... There is air vents on the soffit see pics .. I presume they is sufficient for air circulation to keep the timber dry for roof !? Sorry for long one ! Appreciate any advice

    The pitch looks too shallow.

    What overlap is on the tiles? What is the pitch?

    No knowledge of pitch etc but its length from the original house is ..12 feet... It's built about 5 yrs I recall the builder saying that it was at its max ... At the time .... Can I take any other measurements to assist !? Thks

    They are standard overlap tiles I imagine !! I know a tech guy was out and passed it ... So I presume it's within limits

    according to http://quinn-buildingproducts.com the max. pitch for that type of tile is 17.5 degrees.

    67 inches from the top if the gutter to just under the window cull ... In pic 2 ! Now on my knees praying its ok!!!!

    If the measurements you gave are right it comes back as a pitch of 25 degrees. It appears less on the pictures for some reason.

    Is there just 13 rows of tiles? If so they are spaced too far apart which could account for the looseness you describe.

    Ya I just checked and it is indeed 13 rows ... I said that to the builder ... That I didn't think that they should be movement when you walk accross them .. It is slight , but the previous ext I had , in another house had different tiles and never moved a bit as they were cemented on .... But this builder told me that interlocking is a particular design and that you nail every couple ... And that was that ... You reckon the pitch is excessive ? Although I have nearly the 2 coats of bituminous done , is there any other product that I should have/ could have used to 1 stop leaking 2 firm the tiles ( adhesive) .... Thks ... A lot for your advice ...

    On low pitch roofs like this it is important that the felt/ membrane is well finished around the velux frame.http://velux.iesell an underfelt collar which is very effective in preventing water penetration.

    That's very interesting thanks ... I don't know if you saw my pics ... But the tiles were sitting along side the velux and I could put my hand in under I felt some sort of membrane with moss growing on it .. I put cement in and blocked the gap ... It is well sealed now with sealant and paint over it .... I hope it works now .. Thanks..... See image 5 mite explain better !
