    Invitation for Best and Final Bids

    Dear Bidder,

    Please accept our apologies for the forced abandonment of our recent auction. :D:DWe note that you have previously expressed an interest in bidding.

    We are now inviting best and final bids on all Lots advertised as available on our website.

    The deadline for submission of unconditional bids will be 5pm on Tuesday 9 July 2013. If you wish to make a bid for any of the Lots contained in the Catalogue published for the July 2013 auction we require that you:-

    Complete our Bidding Form and prior to doing so we would advise that you read all the terms and conditions printed thereon. This bidding form will be available from our office and online on Monday 9th July;

    Furnish us with copy photographic ID and proof of address. You can scan and email these to us or return hard copies of same when submitting your Bidding Form to us.

    Please note that documents being returned by e-mail can be sent to info@allsopspace.ie and documents being returned to us by post can be sent to PO Box 12416 Dublin 2. The bidding form will be available from our office and online on Monday 9th July.

    We aim to exchange contracts with the successful bidders by 5pm on Wednesday 10 July 2013.

    In particular please note the following important conditions of bidding:-

    All bids will be best and final. In other words you will not be invited to improve your bid after you have submitted same.
    You will be bound by all of the conditions of the Contract for Sale together with all auction conditions and any addenda published by us on our website against the relevant Lot. Legal Packs for all lots are now available to inspect online.
    All bids are unconditional and non-negotiable.
    You are deemed to have inspected the Lot already and we shall not be arranging for any further viewings of the properties.
    You are deemed to have inspected the Contract for Sale and all auction conditions contained in our catalogue prior to submitting your bid. Please note that the Legal Documents for the available Lots are available to download from our website.
    Contracts for Sale will be binding upon exchange, that is to say when the Purchaser’s and Vendor’s parts are signed and the deposit paid.
    If your bid is successful we will contact you on Wednesday 10 July 2013 to inform you that your bid has been successful and at this stage you will be required to provide us with your deposit (amounting to 10% of your bid or €4,500 whichever is the greater) by bank draft or transfer of funds to our client’s account by 5 pm on Wednesday 10 July 2013.
    If you have chosen the option to sign the Contract for Sale yourself, you must attend at our offices at 7 Pembroke Street Lower, Dublin 2 before 5pm on Wednesday 10 July 2013 for the purpose of so doing; we will contact you to assign a time for attendance at our offices.
    Our clients reserve the right to accept or reject any bid irrespective of whether it is the highest bid.
    Please note that all bids are exclusive of any VAT that may be applicable to the purchase price. We would refer you to the Contract for Sale in this regard.

    When you buy at an Allsops auction what else do you have pay?
    If the property is knocked down to you at lets say 100,000, if there any other costs involved like stamp duty or the like?

    Of course. Its an auction- like any other auction. Stamp duty and legal fees apply- the same as any other sale. If you choose to survey the property- its your prerogative- and at your cost (and you shouldn't be bidding on it, if you're unsure of it- but most people at auction don't bother).
