Foreign students looking for a 4 bedrooms accomodation in Dublin -minimum lease issue

    Hello everyone :)

    I’m a French student and I’m moving to Dublin in September with 3 friends. We can rend a student accommodation because 2 of them are not student. So we’re thinking about rend a 4 bedrooms accommodation (probably a house) near Dublin City University.

    But we have some questions about tenant law and tenancy agreement:

    The thing is we don’t really know how long we will stay in the accommodation. We’re sure to stay until the end of January but then 2 of us will have to find an internship (required by the university) and with the actual economic situation it might not be in Dublin. In this case we will have to leave. Yet most of, if not all, the 4 bed accommodations have a 1 year minimum lease.


    1. What will happen if we want to leave before 1 year?
    2. Is “having to leave (probably abroad) for an internship” enough to tell the landlord that we have to leave without having to pay extra fees?
    3. Is there any way to negotiate with the landlord to stay 5 months only (sept to jan)?
    4. Do you have any other advices? :confused:



    Ps: In France you can leave whenever you want as long as you tell the landlords 2 months before.

    Unfortunalty most have 1 year letting but some of them will have six months. Best to ring the landlord and tell them you can old rent for six months, some will let you rent for that long

    Daft has a section for short term lettings, so it might be worth checking that out.

    Alternatively, you could try and negotiate a shorter lease. I would have thought that 6 months would be the minimum, but there is nothing to stop you perhaps offering a few quid extra a month to secure a shorter lease.
