Parent passed away - Selling House

    Hi guys, apologies if this has been covered or if its in the wrong forum.
    My parents passed away in 2008 and the house and estate etc were left to myself and my older sibling.
    We have put house on the market and have received some offers. We had an agreed figure we would sell at and we have had several offers over that.
    My sibling now is refusing to sell unless they get a 70/30 spilt in the money and is refusing to pay fees or reimburse me for the time, effort and money I put in to clean, renovate etc. My sibling is now claiming that legally he/she does not have to sell as he/she is living there and that I have to accept these terms. He/she also does not have the money to get a mortgage to buy me out.

    Some background information:

    My sibling was living in the house and went through a period of depression during the bereavement. He/she left job etc.
    We had discussed putting off the sale of the house until he/she was ready and able. However since 2010 things have gotten difficult. He/she has trashed the house repeatedly and not let me inside. This went on for a full year. I left him/her to it after a certain point.
    I finally got in to the house in January 2011 and seen the extend if damage that was caused. I basically spent two years of my life fixing the place.
    We eventually agreed to sell, went to an estate agent and had the house put up.

    I know it's a bit TL;DR but if anyone could advise whether this is legally cool to do or not, that would be great.
