New BER cert

    Hi, just got a BER report on my house. Rated E2. Fine its an old house, wasn't expecting much. When I read report 8 pages noticed few errors.

    Chimneys "This dwelling has NO chimneys "
    Burglars must have robbed it before the assesment, and put it back when the guy left. Because there is a chimney now attached to a stove which burns every day, How did he miss this ??? (the round thing on the roof with smoke coming out should be a clue.

    Vents : "dwelling has no vents"
    What did he think the holes in the wall are ? woodworm ??

    Floor : "dwelling has a solid floor" 2 rooms do have a solid floor, 3 rooms have wooden floors.

    Hot water cylinder : "Has a factory fitted insulation",
    well it has a jacket on cylinder but its in bits (torn, exposed AREA OF CYLINDER)

    Heating system :"This dwelling has oil/gas main heating system ?
    Wow must see if I can find the gas system, anybody tell me what it looks like or where to look ?


    Anyone else got a report like this, was a licenced BER inspector

    The person in the best position to answer your queries is the ber assessor who did the survey.

    1. a stove is usually inputted as an "open flue" and not "chimney" therefore it is correct. a stove does not allow as much ventilation as an open fire

    2. could be a mistake. however if the holes are less than 3500mm2 then they should not be counted

    3. they could have worked out both elements, but if its an old house the difference is very small. The assessor may have applied what floor type they though was in the majority.

    4. thats an error, but to the betterment of the rating

    5. "oil / gas" means oil or gas.


    These "advisory reports" are automatically generated generic type and arent a comment by the assessor on the build. much of the information in them pertains to the process and methodologies used in the assessment, and not really in "laymans" language.

    So if I was selling the house and put the following
    1 No Chimney, but does have a sall round tower on roof with smoke installed
    2 "vent in the wall" what wall, oh that little hole is for spying on neighbours
    3 Floor is wood or concrete, only difference is if u set fire to your house the .....concrete may not burn as well as the wooden floor
    4 Dish cloth thrown over the immersion, but it is a factory fitted dish cloth.
    5 Guess what heating is installed ? gas /oil phone a friend or take a 50/50

    PS No ordinary laymen or thickos would be interested in this house, so don't bother making an offer. The above info " information in pertains to the process and methodologies used in the assessment, and not really in "laymans" language.
    So thicko's buy a different house
