Extension/Renovation 2013

    Hi all,

I am looking at building an extension onto an existing hipped roof bungalow. I could do with some advice.

As I see it there are a number of options:
    1. I could build a couple of rooms either side to the front of the house which will require planning permission.
    2. I could do some kind of work toward the back of the house which may not require planning permission, or
    3. Possibly do some kind of conversion to the roof of the house to convert it to some kind of dormer which I would imagine would be expensive.

The house is on big site in Limerick, it is on a height so it is higher than all existing houses around it also, would this make planning permission harder to get?

I would also be anxious to redesign the layout of the bungalow itself. Would it be a massive job to tear down existing interior dividing walls and layout the house differently? Dividing walls are all block. House was built in early 90's.

Any recommendation for architects would be appreciated also. Energy efficiency would be very high on my agenda.
