How is square footage of a house usually meausred ?

    Hi,

    Does anyone know how square footage of a house is usually calculated, for example the values you see quoted in 'For Sale' ads ? I have had a value in my head for my own home based on measurements I took years ago but I was suprised when I got a BER cert done and the quoted square footage is > 20% bigger. This could be due to measurement error on my part and I'm going to repeat the measurement but >20% just looks like too big a discrepancy so I am wondering if there is some difference in what exactly is measured for a BER cert?
    For my mesurements I mesure the internal floor area of all rooms but as it is a very old house the walls are like 2 foot thick so I can see how you would get a larger value if you were to measure the external 'footprint' of the entire house rather than the sum of the internal footages for all the rooms. So does anyone know, what is measured for BER calculations and what is measured for the footages quoted in Sale Ads ?

    Not sure about how BER's are calculated, but I would multiply the external length by the external width by the number of floors.

    For Sale, measurements are internal, walls of house, width X length

    If measurements given for each room, internal W X L,
    not sure about BER, assume similar

    ber includes all internal walls in the sq footage of house as they are inside the thermal envelope and have to be heated.;)

    Good point, when I re-measured and included the internal walls in my calculations my value differs from the BER cert value by 6.79m^2. We have a single storey extension that measeures 6.76m^2. So it seems very likely that the BER value was based on measureing the ground floor including internal walls and then multiplying by the number of storeys thereby over-estimating.

    you should contact the ber assessor and get them to rectify the error as the extra floor area has an effect on your ber.
