Cash Sale, Should I Tell EA??

Hi just wondering, I'm interested in a house, have a bid in and nobody has outbid us yet, but just on the off-chance we do get outbid and it goes nearer the asking price (current bid -11%) should we make a bid and tell the EA it's a cash price in the hope it would be excepted over others.

Eg: House price: €230k, our bid €210, counter bid of €220, new cash bid of €215k

Any experience from other cash bidders would be helpful, how did you bids progress?

    Thanks in advance

Tell them now your current bid is cash. It makes a big difference to a seller.
