    Guys what does the following wording on title deeds "are joint tenants in common of an undivided 1/3 share" entitle the owner to. What can the individual owners do with regards grazing fencing and access etc. Is this the same as commonage even though it is owned outright. Much appreciated

    It means you are a 1/3 owner of every acre. It wouldn't entitle individual owners to do much with regards to fencing or access as the other 2 tenants have an equal right to every sq yard. It has some implications for succession also. If you have bother you need to talk to a solicitor asap preferably one who handles a lot of land transfers. Someone who knows the practicalities as well as the law.
