How does the BER report calculate the floor area?

    Just curious to know as the BER cert says that the house has less m2 (about 5) than what I initially thought.

    Noticed this myself and was about to post a new thread. Most of the houses on myhome are about 10-20% smaller m2 on BER report than on the myhome advert.

    I'm guessing it's attics/porches/garages so? Would real estate agents include these yeah?

    Is there anything to stop an auctioneer making the dwelling look as large as possible in the ad by including unheated spaces (garages etc) or working to external dimensions? Not that I know of.

    its par for the course for auctioneers to 'round up' floor areas

    also, i a lot of cases they will take external measurements as they are easier to take than internal measurements.

    BERs use internal measurements with some conventions as indicated above.
