    HI aLL,
I am looking to buy a house with an old septic tank,
The site is approximately one acre in size and is surrounded by water - Large River
The tank is approx 10 Meteres from the river
What type of septic tank would need to be installed in order to meet new specs coming down the line ?
Any advise on cost and what grants are available

You'll need to have a site specific assessment carried out to ascertain what type of system is best, so it's impossible to tell on the basis of the information provided. There are more variables than just proximity to a water course - soil type and profile, percolation rates, water table levels, site topography, flooding risk and more.

I'm not sure that the grant scheme has kicked in as yet, as it's likely to be tied to the inspection system which is to be carried out by local authorities, and was only scheduled to start this year commencing in areas where a higher risk of groundwater pollution has been identified. You may find it difficult to second guess what's coming down the line, and therefore I'd be very cautious about proceeding unless the price is very reasonable and you have a reserve to cater for system improvement factored into your costs. Check your local authority panel of site assessors and contact one of them for an opinion.
