Chimney stack problem...

    Hi all.

    I have a fair problem going on at the mo. 60 yo house and there is a leaking problem with a c/stack. Damp/rain is seeping into the surround of the landing window. Builder pal had a look and it seems to be shot. The plaster on the stack is cracked and a fair lump came away easily.
    So I have a few options and I'm trying to get out with the least expense.
    Couple of drawing attached to help you see the options.

    Drwg 1 shows the existing set-up on the R and 1 option on the left which involves taking the stack down completely, re-tiling the area on the roof and fitting s/s flue through the garage roof.

    Option I'd like to go with is in Drwg 2. This involves a s/s flue liner, 150mm, down the chimney into a newly recessed space and onto the oil boiler.

    Way cheaper than the 1st option (for materials anyway)

    Now the Q's.
    If I take off the plaster on the stack, whats the best way to seal the red brick underneath ? To re-plaster is too expensive.
    How many bags of the insulating stuff would I need for the flex liner and rough cost ?

    Any other problems I've missed or any advice ?

    putting a stainless steel flue down the existing chimney will not solve the moisture penetration , as the water is either soaking into the bricks and down through them, or the lead flashing is damaged . the only solution that will keep your chimney, is to demolish it down to the roof level, put in a lead tray and new flashing and rebuild the chimney on top of this.

    Thanks dathi. Rebuilding the stack aint going to happen (funds) so, back to the previous question, " whats the best way to seal the red brick ". Don't mind doing it every few years if needed.

    I'd say the moisture is running down the red brick under the plaster and bypassing the flashing that way.
    I'd like to seal the brick and redo the flashing against the red brick
    The clay liner in the chimney is in bad shape too as we found a few bits of it at the boiler end.

    is plastering the chimney stack an option, render over the red brick and install flashing as you would do on a normal block chimney

    😅 Sorry about that. I was running a test on post duplication. Hopefully OP Has sorted out that chimney.
