Planning : convert serviced apartments to residential?

    I'm just wondering how difficult it would be to get a block of serviced apartments (traded on an aparthotel model) classified as residential (i.e. regular residential apartments).

    Given that in the main aprthotels are located in city centre locations (this will if course depend on location) it would be very difficult to get residental zoning on them but it does depend on the location

    Thanks for posting. Zoning isn't an issue as such. However, I am concerned that there may be other issues. For example, there seems to be a lack of parking. Are there any precedents in this regard - or guidelines?

    Would think some of the issues you could face are room sizes and fire regulations.
    The DOE and most local authorities specify standards in terms of room size, storage including open space, balconies, rubbish storage and even bicycle storage. Also hotel buildings are subject to different fire regs, especially fire compartments.
    Other regulations that may require attention would be sound, drainage, conservation of fuel and energy and the like.
    Would expect that substantial remodeling would be required
