Is there a minimum site size required to obtain planning permission?

    Hi,
    I'm new to this and just recently started considering building instead of buying.
    As the question asks above, there is a site approx .3 of an acre beside my house that I think could be suitable for building my own house on.
    I have talked to a few friends casually about this and they think you need a site of at least half an acre to get planning permission to build on. The site is about 3 miles outside a main town in Munster. Do the different County councils all have different planning regulations? Most of the houses in the area are built on sites of half an acre plus. The site is part of lands owned by my uncle and is probably the only part of his land suitable (in my opinion) of building a house on.

    check the local council development plan, and maps. Then approach the council and ask their opinion. planning has been granted on far less land than this. the size of site, generally, will be more about the waste water treatment assessment (site suitability assessment)but this test would follow the conversation with the council. I'd recommend you take an architect familiar with local planning to any discussions with the council as they'll ask the right questions and read between the lines.

    As said the Development Plan for the area will tell you more about any minimum site area or minimum amount of road frontage required, sight distances at the entrance, etc.,
