Two little problems that I need help with

    Just need a little advice how to fix two small problems in the house.

    1st one is the tap fixtures in the bathroom. Keeps coming loose and going off kilter as can be seen in the pics below. What can I do to make sure it doesn't come loose underneath again?

    And onto the second problem. Live in a relatively new house and its timber frame so there has been movement in the frame. The gap around one of the windows has increased and needs to be filled. What's the best product to use?

    As I said only two little problems but bugging the hell out of me.

    Tap looks like a bodge job from whoever put it in. The piece of wood is being used as a spacer. I would cut a new piece of wood that is C shaped (to match the metal clamp shape) as it looks like the bit that is there is only spacing the back of the tap.

    For around the window, caulk.

    You have a 3rd problem....and its on the sink.

    No silicone sealent between the sink and the wall.

    Water and splashes will get down there and you will get damp and possible mould/mildew problems.



    Get a tube of Tech 7 in white and this will cure that problem and you can also use it as caulking around the window frame.
    Tech 7 aswell as been fully waterproof and mould resistant,can be overpainted too,so its a perfect product for so many jobs in the bathroom and around the house:)

    The reason the pce of wood was used is because the pce of rubber that goes between the brass half moon and the sink is missing. You will also need a mono block tap to get a tight squeeze.

    On the window just use painters mate as silicone will again shrink and cannot be painted.

    The sink just needs a bead of silicone as pointed out.

    It's not really a big problem once your fairly confident.

    2 tubes of caulk and 2 tubes of silicon for around the same price as 1 tec 7. Its a joke. Gotta hand it to the marketing guys though.

    The sink has a decent upstand at the back. I'd leave it, especially as the entire wall is tiled. It looks better.

    Tec7 is amazing, not sure if it is mould resistant though?

    Not concerned by the lack of sealant between the sink and wall. Water does splash through but it's all open and easy to clean/dry.

    The person who installed all that could have installed a basin with storage unit below.

    Thats a bit of a waste of space there like that.

    The basin gap to the wall should be siliconed and smoothed over

    Ah come on now, maybe they didn't want a storage unit... maybe they have no need for one.

    Tec 7 is good stuff but probably a bit over the top for this job, my recommendations:

    I'd caulk the upstand gaps with Evode MP clear silicone, will look fine against your nice tiling. For loose monoblock tap (which would be a snug fit on a standard stainless steel sink) remove and refit using a good rubber/ polymer washer- a good plumbers merchant will stock a heavy rubber washer for use with taps on sanitary wear. The standard rubber washers included with taps are too thin and taps invariably move and work loose over time. When fitted with the thicker washer the tap will not move. I'd also caulk around the base of the pedestal and WC pan with a clear silicone- otherwise dirt gets lodged there and in the case of bathroom this can lead to odours over time. Seal around your window frame with an acrylic caulk ("Painter's mate) which is over-paintable. Clean around all sanitary wear with a meths soaked rag and dry off with a hair dryer before caulking. If you warm the porcelain with a hair dryer before caulking you'll get a great bond and which will last.

    Appoligies to the OP so,could have put my words a bit better.....Sorry.:)

    Regarding bathroom and storage space.....well thats just my personal opinion.Storage space in a bathroom and/or ensuite would be a certain for me.

    But different strokes for different folks
