Planning Permission - Garage - Confused...

    Hi all,

    I'm bit confused about the stipulation (need to leave 25sq.m of open space) for planning permission not to be required.

    I want to build a garage/log cabin type thing in my back garden (which based on the above I will need to apply for PP).

    The garage/cabin (it is 4.5m x 4.5m), basically its made so that it is fine to build in the back garden without PP if you have the extra space.

    I don't have the extra space though, I am a mid terrace in North Dublin City with a back garden of just over 25 feet x 15 feet

    How likely am I to get planning permission for this structure?
    Or any type of garage structure (smaller, but large enough to house a pool table for use) in the environment I live in?
    Will I be able to build anything at all with the room I have?

    The two houses either side of me have extensions (small) that were built with the houses, my house doesn't have this (every second house does in the street) - not sure if that makes a blind bit of difference, but thought i'd mention it to fill in anyone that might reply.

    Any advice appreciated.

    Well there's a big clue there if the neighbours have built. Did they apply for planning permission? If they did then there is precedent which can be used to your advantage.

    There are various factors such as requirements in the devilment plan for the area, conditions attached to the original permission for the house (if applicable) etc etc. If you're worried about cost and possibly a refusal have a look at the planning section of the councils website where you should be able to see other applications in your area and check if there are other similar applications and see how they were determined.

    You could always look for a pre planning meeting which is free and where you sit down with the local planner for 5 or 10 minutes to discuss your proposal prior to any formal planning application being made. Ring your local planning office for details of this type of meeting.

    you now have a 7.62 x 4.5 garden
    You want to put in a 4.5 x 4.5 shed / cabin type structure.
    so in effect you will be left with a 14 sq m ish rear space.

    As you have accepted, this requires planning and as the saying goes "you never know unless you go".

    Most councils now provide pre-planning meeting services, so it would be worth your while to arrange one and go in and talk to a planner..... they will let you know fairly straightly if what you are doing is against the development plan or not. In my opinion, once your going to use the building for personal 'garage' type usage and its not overly high, you shouldnt have much problems.
