leaking balcony

    hi people,
    first time poster (long time user as they say). i am wondering if any body has had a similar problem or can help me with mine.
    i live in a badly built duplex in north Dublin. unfortunately i have a leaking balcony over a bed room and the ceiling is leaking in a few places.
    can anyone advise me is there some sort of solution or something that i could ideally paint on as i did have someone look at it a while ago and he painted a silvery coating on the joints between the flashing (i think its called) and the wall of the apartment and it held for a while.
    unfortunately it didn't hold forever and would like to seal the whole balcony (8x1)

    A picture would always help.
    Is it a lead or aluminium flashing you have the problem.
    You need to first find out exactly where the Water is getting in. That's where the problem is. If your Ceilings are getting wet then it's only a matter of time before it falls down. The good thing is Summer is coming so you have time to fix properly. Putting Paint on solutions won't solve the problem as the Joint will continue to move with the changing temperatures and the joint will continue to crack. Your best solution might be to get a professional Roofer to properly repair it for you. But make sure he gives you a Guarantee of at least 3 years for his work. As a proper repair will last 20 years. I'm sure there is plenty of Roofers on the North Side who could help.
