is it cheaper to build a 2 storey house (box shaped, simple A type roof), than it is to build a similar sized and specified "storey and a half" house?

    thanks,
    Jo

Yes it is cheaper with a simple A roof compared to a storey and half or dormer. In comparison to an A roof, the others should work out more expensive as the roof is more complex. A more complex roof requires more labour and expensive lead for flashings etc. It will also have a cost effect down the line, the following will cost more in both materials and labour- soffit, fascia and guttering, insulation in roof structure, air tightness membrane and plastering.
