4 bed semi house extension

    Hi guys

    I want to look at extending my house at the back , its a 4 bed semi in a housing estate.

    I know absolutely nothing about any of this so who would i call to take a look to see what potentially could be done (if anything) and if planning would be needed etc

    Is it a quantity surveyor or architect or builder ?

    Arch: design, planning & construction dwgs / spec
    Qs : costs the above and checks the below
    Builder: quotes for above dwgs/spec and builds - kept in-line by the above arch&qs

    thanks for the reply.

    When it comes to planning permission , i have read that you can have 40 square metres on ground level and 12 above ground level in a semi d ?

    Is this correct or does the 40 square metres include both levels ?

    We are building a room that is 20 ft by 14ft and two storeys so it looks like we will need planning
