    Hey all,

    I know of a site in Kildare but am a bit unsure as to the price I should end up paying should I go ahead with it. I know that a site is worth as much as you are willing to pay for it but what I'm looking for is a general idea of how much others sites are going for of a similar size. Location would obviously affect the cost but it is just a ballpark figure I'm looking for. I have looked online for the asking price of any for sale sites being advertised, but these almost always invariably go for a good bit less.

    The site is approx 0.5 acre - would €80k be too much for a site of that size?

    Any comments good or bad very welcome.

    Is there planning on it for the 80k?

    Is 80k the asking price?.If so knock ~20/30k off and start your offer from there.

    Has it good views,close proximity to shops etc.

    I paid €100K for a 0.75ac site with Outline Planning permission in rural Wexford in 2006.
    I was offered another site in the same field last year for €50k.

    You say the site is listed for €80k. Was it worth €160k???

    Do you really want the site. Will it put you in financial trouble to buy it. Could you get a site cheaper in the locality?

    As another poster suggested, go into the auctioneers with your cheque book in hand. Tell them that you want to secure a deal and pay a booking deposit, today. Tell them that you can only afford €50K. Not a penny more.

    The crowd we bought from were looking for €130k. We laughed at them and told them to run along. After a few weeks of looking for a mug to give them €130k they came back and said that they wanted to chat. I went in and offered €80k. We eventually settled on €100k.

    Best decision we ever made.

    Land, sites and houses are not selling!


    I got a .6 acre site valued by an auctioneer recently for 30 k (10 mins from limerick city). While not comparable to yours as they may be very different but don't overpay!
