I'm in receipt of JSA. I'm struggling to meet my mortgage payments. Therefore I was thinking of renting out my spare room. This income used to be tax free & I believe this is still the case. However would this rental income be considered means & deducted from my JSA?

    Property personally used

The house in which you live is not included in the assessment of your means unless you are getting an income from it. If you have rented a room in the house, that income is assessed but the capital value of your home is not.

Thank you MP22. So my plan to rent out spare room would be pointless, if its going to be means tested and deducted from my JSA.

That's something you will have to decide. You would need to see if there is a disregard on the rental income.ie
To do this take your assessable weekly earnings (see above) and deduct €20 per day for each day you have worked up to a maximum of €60 (3 days). Next get 60% of the balance. This amount is your weekly means from work.

Your local office should be able to tell you.

There would be no disregard in this case. It would be € for €.

Have you applied for mortgage interest relief from DSFA? If no contact your local Community Welfare Officer.
