Commerical building basic fit out costs

    Hello,

    Looking at a commerical building that is for sale for investment purposes or for the potential to start a new business

    Ground Floor 447.7 sq m (4,819 sq ft)
    First Floor 447.7 sq m (4,819 sq ft)
    Total 895.4 sq m (9,638 sq ft)

    Both floors area are in Shell and core state, no electricity either as in attached pictures
    Ground floor only and has the benefit of a roller shutter door.
    office accommodation has stairs and and lift

    Has anyone have any idea regarding a basic fit out cost. I would plan to leave the ground floor open plan and do offices up stairs at a later stage .
    Also any information on any additional costs associated with this sort of building would be appreciated...

    Really depends on the finish and layout.

    Are the partitions single plasterboard or double? Or will you use demountable partitions and screens?

    Ceiling finish - suspended grid and tile or plasterboard and skimmed/taped and jointed?

    Lights - how many per room/office?

    Canteen and toilet facilities?

    Reception area?

    Heating and ventilation?

    Probably best to contact a specialist interior fit out company or 2 and let them give you a quote along with ideas for layouts etc.

    cheers for coming back... but I'll think I have changed my mind about it. plenty units out there and good value fitted out :D
